85 new apartments available in North Dublin for 25% below the market rent
Clúid, Ireland’s leading Approved Housing Body (AHB), is opening applications for 85 new Cost Rental homes in the final phase of their development in Parkside, Belmayne, Dublin 13.
Applications for new Cost Rental homes at Parkside, Belmayne, Dublin 13 open at 9am on Wednesday 15 October and will close at 5pm on Wednesday 29 October. Interested applicants will be able to apply for one of the 85 brand new, A-rated apartments. Rent for each of the 45 one-bed apartments is €1,397 per month, rent for the 37 two-bed apartments is €1,725 per month, and rent for the three three-bed apartments is €1,800 per month. This represents a saving of at least 25% on the market rent for a similar apartment in the area. In addition to the low cost to run these brand-new homes, new Cost Rental residents will also benefit from secure, life-long tenancies and high-quality, responsive management and maintenance.
Colin Byrne, Head of Affordable Housing, Clúid, commented: “These Cost Rental homes are part of our final phase in Parkside. We received over three thousand applications for the previous phase of Cost Rental homes here. We are expecting high demand for these homes too, due to the high quality, excellent location and reduced rents. We’re urging interested applicants to familiarise themselves with the eligibility requirements and to complete their applications as soon as possible. Applicants will need to submit all their documentation online before 5pm on Wednesday 29 October to be included in the lottery.”
The homes are part of the Parkside development in the vibrant North Dublin suburb of Belmayne. Parkside is close to many retail, hospitality and health and wellbeing amenities, including the Clarehall shopping centre and the Northern Cross development. Those who enjoy spending time outside will appreciate the nearby Fr Collins Park and the numerous beaches just a short drive away. The homes benefit from excellent transport links, with several Dublin Bus routes running through the area, and Clongriffin Station serviced by both DART and commuter trains. The development is close to major road networks and Dublin Airport.
The area has a range of childcare and education facilities, including St Francis of Assisi Primary School and Educate Together National and Secondary Schools.
These new Cost Rental homes were delivered by Clúid in partnership with Fingal County Council, and with the support of the Department of Housing, Heritage and Local Government, The Housing Agency and the Housing Finance Agency. They were developed by Cairn Homes.

What is Cost Rental Housing?
Cost Rental is a new, secure form of rental housing tenure in Ireland, designed for people whose income means they don’t qualify for social housing or other support, such as HAP, but who still struggle to rent on the open market. All Cost Rental homes have their rents set at a minimum level of 25% below the local market rents. The rents in Cost Rental homes are set to cover the cost of construction, maintenance, and operation of the development, ensuring long-term affordability for residents.
To be eligible to rent one of these new Cost Rental homes, applicants must be able to prove:
Their net household income is below €66,000 (€59,000 for homes outside Dublin) per year
They are not receiving any social housing supports, such as HAP or Rent Supplement
They can afford the rent
They don’t own a property
The household is the correct size for the home
All members of the household are resident in Ireland at the time of application
